Property in Platja d'Aro, handled by one person who lives on the bay.

Platja d'Aro is the working heart of the Aro bay: two kilometres of beach, a promenade that is open in February, and the widest choice of apartments on this stretch of the Costa Brava. Emerald Properties helps you buy, sell, rent or manage here with one principal on your file from the first call to the notary.

The place

Platja d'Aro grew up around the Platja Gran, the long beach between the Ridaura river mouth and the Cala Rovira headland. The Passeig Marítim runs its whole length, and behind it the grid of Avinguda s'Agaró and Carrer Església carries the shops, restaurants and services that keep the town alive year-round, which is not true of every resort on this coast.

The housing stock is mostly apartments: first-line blocks from the 1960s and 1970s with the best terraces, later developments one or two streets back, and newer buildings towards the Ridaura. Up the hill, the urbanisations of Mas Nou, around the golf course, and Politur hold the detached villas with sea views. Cala Rovira and the coves towards S'Agaró have the smaller, quieter apartment communities.

The other towns we cover

  • S'AgaróThe 1920s garden estate on the Sant Pol headland and the villas of Sa Conca. The most expensive address on this coast, with prices to match Cadaqués.
  • Castell d'AroThe medieval village and the Ridaura valley three kilometres inland. Houses with land, a quieter pace, and the golf at Mas Nou.
  • Sant Feliu de GuíxolsA working town with a monastery, a port and an old quarter. Better value per square metre, and a life that does not close in October.

FAQ

Questions people ask us about Platja d'Aro

Is Platja d'Aro a good place to buy an apartment to rent out?
It can be, but the answer depends on the licence. Catalonia caps tourist licences in municipalities with housing stress and moves existing ones to a five-year renewable regime from 2028, so we check the licence position of any flat before we talk about yield. A year-round tenant is often the more robust option.
What extra costs should I budget when buying in Platja d'Aro?
For a resale home in Catalonia, allow roughly 11 to 14 per cent on top of the price: transfer tax (ITP) on a progressive scale since June 2025 (10 per cent on the first 600,000 €, 11 per cent from 600,000 to 900,000 €, 12 per cent up to 1.5 million and 13 per cent above), plus notary, registry and lawyer fees. New-build homes pay VAT at 10 per cent plus stamp duty (AJD) instead of ITP.
Do you help buyers who are not in Spain?
Yes. We visit first and send honest notes and video, we can arrange the NIE, a bank account and a lawyer, and Iryna is in the room at the notary. Most of our clients complete their purchase with two trips.
Which languages do you work in?
English, Spanish, Ukrainian and Russian, and we work with lawyers, notaries and banks that cover the rest.
