Masias with this much land this close to the coast are scarce, and the 2014 rebuild takes the renovation risk off the table. At 2.25 M€ the price is driven by the land and the setting rather than by the square metre; the comparables are other estate houses between Mas Nou and Romanyà, not Platja d'Aro villas.
